Summerlin is a master-planned mixed-use development mostly within the city limits of Las Vegas, Nevada.[a] The development covers 22,500 acres (91 km2) of the western edge of incorporated Las Vegas sitting at the center-west end of the Las Vegas Valley. Downtown Summerlin refers to the development's primary commercial and retail shopping area.

The neighborhood is adjacent to many wilderness conservation, recreation areas and commercial aread, including Red Rock and Spring Mountains and to the west, the La Madre and Mount Charleston Wilderness areas to its northwest, and the Las Vegas Strip resort corridor to its east.

The majority of Summerlin is within Las Vegas Ward I, currently represented on the Las Vegas City Council by Brian Knudsen, mayor pro tempore. Along with many private and charter schools, public education is provided by the Clark County School District. Emergency services are provided by the Las Vegas Metropolitan Police Department and the Las Vegas Fire & Rescue department.

History

In 1952, reclusive casino and film executive Howard Hughes purchased 30,000 acres (12,000 ha) of land along the western edge of the Las Vegas Valley for $3 per acre in an area valued at $1.27 million in 2022 USD, according to development company, Howard Hughes Holdings.[2]

Despite initial intentions to reposition some of his business operations in Nevada, Hughes eventually chose not to relocate his core companies.[3] Even though Hughes did not relocate operations, he became the largest single land owner in Nevada by the early 1970s and, for a time, the largest employer in the state with over 8,000 on his payroll.[3] The land remained largely undeveloped for decades. In the mean time, the first large-scale master-planned community in Nevada, Green Valley in Henderson, began development

After Hughes' death in 1976 from kidney failure, his heirs organized the Summa Corporation (now Howard Hughes Holdings), named for Hughes's paternal grandmother Jean Amelia Summerlin, to manage his businesses and land holdings.[3][4][5]

In 1990, Summerlin Parkway, a six-lane highway costing $22 million to complete, running from Rainbow Boulevard to Town Center Drive, connecting the U.S. Route 95 to the new development.[3]

To mitigate environmental impact, Summa Corporation made a deal with the Bureau of Land Management in which they traded 5,000 acres of environmentally sensitive land for 3,000 acres of land better suited for development.[6] After this environmental concern was addressed, development began. By the end of 1990, the construction of its first residential area, park, and school had been completed. In 1994, Summa Corporation rebranded itself as the Howard Hughes Corporation and continued to develop new areas of Summerlin.[3]

The Great Recession led to a temporary slowdown in new construction within Summerlin.[3] However, development activity increased significantly after 2014, highlighted by the opening of Downtown Summerlin, a 106-acre development featuring retail stores, restaurants, and entertainment venues.[7]

Summerlin has a hot desert climate typical of the Mojave Desert in which it lies (Köppen climate classification: BWh).

Summers tend to be very hot and very dry, with daily highs often exceeding 100 °F (38 °C); temperatures as high as 118 degrees have been observed. The spring and fall seasons are generally sunny, warm, and dry, with daily highs in the 70s and 80s. Winters tend to be cool and windy, with daily highs in the 50s; temperatures seldom drop below freezing, and snowfall is rare, but some rain is common (especially in January and February).[9]

Downtown Summerlin is a 400-acre (160 ha) mixed-use district. It opened in 2014, and includes a 106-acre (43 ha) shopping center with more than 125 shops, bars, and restaurants.[22] It also features office and residential space.[23][24][25] In addition, Downtown Summerlin also includes two sports facilities:[26]

Las Vegas Ballpark

Local events are held in Downtown Summerlin throughout the year, including an annual art festival,[29][30] outdoor fitness classes, wine walks, holiday festivals, and visits from celebrity guest speakers.[citation needed]

Large community parks, which are available for free public use, are located throughout Summerlin. As of 2018, there are 25 community parks that feature a variety of recreational amenities, which may include: community centers, barbecue areas, walking trails, playgrounds, swimming pools, interactive water features, soccer fields, baseball fields, football fields, basketball courts, tennis courts, volleyball courts, bocce ball and shuffleboard courts, and motorized toy areas. In addition, the parks with community centers typically offer special events, classes, and children's camps.[33] Swimming pool access, sports field and court registration and league participation, facility rentals, and classes require a Summerlin identification card issued only to owners and tenants who live in an area governed by a Summerlin HOA.[34][35]

Walking trails

As of 2018, the Summerlin Trail System is more than 150 miles long and connects local neighborhoods to various amenities throughout the community.[36] The system includes five types of planned trails: street-side, village, bike, regional, and natural.

Upon completion, the trail system will be more than 200 miles long and will connect to more than 2,000 miles of regional trails, making it one of the most comprehensive and efficient trail systems in the southwestern United States.

In 2008, Summerlin and the Howard Hughes Corporation received the American Trails Developer Award, which is given to developers in recognition of "quality, well designed multi-use trails systems that are integrated into private developments."[37]

Mountain recreation

The adjacent Red Rock Canyon National Conservation Area offers 26 hiking trails (ranging in difficulty from easy to strenuous). The canyon is also suitable for bouldering and rock climbing and has an overnight camp site.[38]

In addition to local government (either the City of Las Vegas or Clark County depending on jurisdiction), Summerlin is divided into community associations covering the north, south, west, and center, as well as separate community associations for Sun City Summerlin and the two gated country club developments (Siena and Red Red Country Club).[40][41] Homeowners and business owners contribute into each community association through monthly dues. The four main community associations contribute into and send representatives to the Summerlin Council, which is the owner and operator of the community centers and adjoining parks, swimming pools, and sports facilities in the community.[42] In addition, individual villages or townhome developments may have their own homeowners associations to govern their neighborhoods. Properties are also in a special improvement district to pay for public infrastructure, which is assessed annually as a bond payment.[43]

Healthcare

The Summerlin Hospital Medical Center, a private hospital operated by the Valley Health System, provides 485 beds to the local community. It is an accredited Chest Pain Center and Primary Stroke Center. Other features include: the Children's Medical Center, the Breast Care Center, the Cancer Center, the Rehab Center, and the Robotic Surgery Center. Its 40-acre campus is located in The Crossings village of Summerlin North.[44]

Landscape design is an independent profession and a design and art tradition, practiced by landscape designers, combining nature and culture. In contemporary practice, landscape design bridges the space between landscape architecture and garden design.[1]

Design scope

Landscape design focuses on both the integrated master landscape planning of a property and the specific garden design of landscape elements and plants within it. The practical, aesthetic, horticultural, and environmental sustainability are also components of landscape design, which is often divided into hardscape design and softscape design. Landscape designers often collaborate with related disciplines such as architecture, civil engineering, surveying, landscape contracting, and artisan specialties.

Design projects may involve two different professional roles: landscape design and landscape architecture.

  • Landscape design typically involves artistic composition and artisanship, horticultural finesse and expertise, and emphasis on detailed site involvement from conceptual stages through to final construction.
  • Landscape architecture focuses more on urban planning, city and regional parks, civic and corporate landscapes, large scale interdisciplinary projects, and delegation to contractors after completing designs.

There can be a significant overlap of talent and skill between the two roles, depending on the education, licensing, and experience of the professional. Both landscape designers and landscape architects practice landscape design.[2]

The landscape design phase consists of research, gathering ideas, and setting a plan. Design factors include objective qualities such as: climate and microclimates; topography and orientation, site drainage and groundwater recharge; municipal and resource building codes; soils and irrigation; human and vehicular access and circulation; recreational amenities (i.e., sports and water); furnishings and lighting; native plant habitat botany when present; property safety and security; construction detailing; and other measurable considerations.

Design factors also include subjective qualities such as genius loci (the special site qualities to emphasize); client's needs and preferences; desirable plants and elements to retain on site, modify, or replace, and that may be available for borrowed scenery from beyond; artistic composition from perspectives of both looking upon and observing from within; spatial development and definition – using lines, sense of scale, and balance and symmetry; plant palettes; and artistic focal points for enjoyment. There are innumerable other design factors and considerations brought to the complex process of designing a garden that is beautiful, well-functioning, and that thrives over time.

The up-and-coming practice of online landscape design allows professional landscapers to remotely design and plan sites through manipulation of two-dimensional images without ever physically visiting the location. Due to the frequent lack of non-visual, supplementary data such as soil assessments and pH tests, online landscaping necessarily must focus on incorporating only plants which are tolerant across many diverse soil conditions.

Training

Historically, landscape designers trained by apprenticing—such as André Le Nôtre, who apprenticed with his father before designing the Gardens of Versailles—to accomplished masters in the field, with the titular name varying and reputation paramount for a career. The professional section of garden designers in Europe and the Americas went by the name "Landscape Gardener". In the 1890s, the distinct classification of landscape architect was created, with educational and licensing test requirements for using the title legally. Beatrix Farrand, the sole woman in the founding group, refused the title preferring Landscape Gardener. Matching the client and technical needs of a project, and the appropriate practitioner with talent, legal qualifications, and experienced skills, surmounts title nomenclature.[citation needed]

Institutional education in landscape design appeared in the early 20th century. Over time it became available at various levels. Ornamental horticulture programs with design components are offered at community college and universities within schools of agriculture or horticulture, with some beginning to offer garden or landscape design certificates and degrees. Departments of landscape architecture are located within university schools of architecture or environmental design, with undergraduate and graduate degrees offered. Specialties and minors are available in horticultural botany, horticulture, natural resources, landscape engineering, construction management, fine and applied arts, and landscape design history. Traditionally, hand-drawn drawings documented the design and position of features for construction, but Landscape design software is frequently used now.[citation needed]

Other routes of training are through informal apprenticeships with practicing landscape designers, landscape architects, landscape contractors, gardeners, nurseries and garden centers, and docent programs at botanical and public gardens. Since the landscape designer title does not have a college degree or licensing requirements to be used, there is a very wide range of sophistication, aesthetic talent, technical expertise, and specialty strengths to be responsibly matched with specific client and project requirements.[citation needed]

Gardening

Many landscape designers have an interest and involvement with gardening, personally or professionally. Gardens are dynamic and not static after construction and planting are completed, and so in some ways are "never done". Involvement with landscape management and direction of the ongoing garden direction, evolution, and care depend on the professional's and client's needs and inclinations. As with the other interrelated landscape disciplines, there can be an overlap of services offered under the titles of landscape designer or professional gardener.[2]

Eric and team did an amazing job. They worked with me for months while I got HOA approval for the project. Once they began working they were great, going over everything in detail and making sure things were perfect. This project included wall repair, stucco and paint repair, paver and turf installation.
